Off-market and early-stage opportunities.
SiteFound researches land and property before it becomes an obvious development opportunity, with emphasis on ownership, planning context and whether the opportunity is genuinely introducible.
What we look for
Our search is not limited to a single site type or tenure. The objective is to identify opportunities that fit a real development or strategic-land route.
Strategic land
Settlement-edge land, call-for-sites land, SHELAA/HELAA opportunities, rejected allocations and sites where planning circumstances may be changing.
Brownfield & conversion
Former commercial and industrial sites, garages, yards, redundant buildings, pubs, offices and other property with potential for redevelopment or change of use.
Owner-led opportunities
Sites where the owner appears willing to explore development but where no existing promoter or developer control has been identified.
How introductions work
Before precise site details are disclosed, we prefer to agree how an introduction will be recognised and protected. Developers and promoters then undertake their own appraisal and due diligence before making any approach or offer.
We do not present a site as “clean” unless we have made reasonable checks for active marketing, planning activity and publicly identifiable third-party control. Private agreements cannot always be discovered from public sources, so owner confirmation remains important.
Clear introducer terms before disclosure. Better information before the first owner conversation.
