For landowners

Explore the potential of your land.

SiteFound helps landowners make an informed first connection with established developers and strategic land promoters where land may have development potential.

Why might someone contact you?

We research land and property that appears capable of supporting development now or in the future. That can include settlement-edge farmland, brownfield land, redundant commercial property, yards, former employment sites and other underused land.

An approach from SiteFound does not mean planning permission is guaranteed and it does not oblige you to sell. It simply opens a conversation about whether the opportunity is worth exploring.

Possible structures

  • Promotion agreement: a promoter typically funds and manages the planning process and, if successful, the land is marketed for sale under agreed terms.
  • Option agreement: a developer may secure a right to purchase the land if defined conditions are met.
  • Conditional contract: a sale may become binding only if agreed conditions, such as planning, are satisfied.
  • Direct acquisition: for some opportunities, a developer may prefer to negotiate a purchase directly.

Which structure is appropriate depends on the site and the parties involved. Landowners should take independent legal, tax and professional advice before signing anything.

What we normally need first

1. The location of the land.

2. Approximate area or boundaries.

3. Confirmation that you control or own it.

4. Whether it is already subject to an option, promotion agreement or developer contract.

5. Any useful planning history you already know.
